Code of Conduct

We believe effective body corporate management is built on professionalism, integrity, communication and respect.

Our Code of Conduct sets out the standards we hold ourselves to in our dealings with owners, committees, developers, suppliers, contractors and other stakeholders.

1. Acting in the interests of the Body Corporate

Skyway Body Corporate Managers will act ethically and in the best interests of the body corporate, always encouraging open communication between the parties.

2. Good faith, due care and diligence

Skyway will act honestly and in good faith, exercise due care, competence and diligence, and not make improper use of the position.

3. Complying with Act and this code

Skyway will comply with –

(a) all relevant requirements of the Unit Titles Act 2010 and Amendments (Act) and the Unit Titles Regulations 2011 (Regulations) and other legislation applicable to the body corporate for which the manager has responsibility (including financial management and reporting responsibilities); and

(b) the requirements of the Act and the Regulations, including this code applicable to body corporate managers.

4. Acquiring understanding of Act and this code

Skyway will acquire a good understanding of the Act, the Regulations, and other legislation and issues on which they are advising, or in relation to which they are acting on behalf of, the body corporate, and will comply with any other law as may apply from time to time.

5. Conflicts of interest

Skyway will, as soon as practicable after becoming aware of any conflict of interest, disclose the conflict of interest to the body corporate committee or, if there is no committee, to the chairperson.

6. Significant developments and issues

Skyway will keep the body corporate informed of any significant development or issue relating to an activity that the manager performs for the body corporate.

7. Employees of body corporate managers

Skyway will take reasonable steps to ensure that any person they employ, contract, or engage complies with the Act and the Regulations, and that no false or misleading information is provided by those employed.

8. Transparent fees and charges

Skyway will ensure that clearly it discloses all applicable fees and charges to the Body Corporate, including detailing in advance of all estimates of any additional fees and charges that could be levied to the body corporate in either that budget year, or prior to undertaking any additional works where a fee or charge may apply.

9. Record keeping

Skyway will keep records in accordance with the requirements of the Act and the Regulations applicable to –

(a) the body corporate for which the manager has responsibility; and

(b) the body corporate committee for which the manager has responsibility;
